For vendors, and buying software
A NetVendor alternative: closing the coverage gap instead of reporting it
Most vendor compliance platforms tell you a vendor is underinsured. IDCore binds the coverage in the same session, at a published price, in 49 states.
We sell vendor compliance software, so weigh this accordingly. Every capability described here, ours and theirs, is something the vendor publishes about itself.
Start with the question that decides this purchase, because it is not a feature count. Of the vendors you tried to onboard last quarter, how many failed your insurance requirement, and how many days did each one take to resolve?
Reporting the gap and closing it are different products
Every platform in this category reads a certificate and tells you what is missing. That is table stakes and we all do it.
What happens next is where the days go. The vendor has to find coverage, which means calling an agent who does not know multifamily requirements, waiting on a quote, and coming back later in the week. Nothing in a compliance dashboard shortens that, so most compliance software does not try.
IDCore binds the coverage inside the same flow. A vendor who comes back short can be covered in the same session, in 49 states, at a published price of $99 per vendor per year, through a licensed agency inside the same company. First-party, not a referral, which is why the price is published rather than quoted.
ResProp's project manager, sourcing a mold remediation vendor under time pressure: "Found the best company and got them through the verification process in IDCore very quickly. Time was of the essence. Each day we weren't working, liability was climbing. Thanks to IDCore, we got them compliant and on-site much faster than I've ever been able to do in the past."
That vendor was not compliant when they found them. They were compliant the same day.
Depth in one problem, rather than compliance as module four
NetVendor sells six modules: vendor management, compliance and credentialing, sourcing, contract management, project bidding, and property maintenance.
We do vendor insurance compliance and credentialing, and that is the whole company. It shows up in the places a suite does not prioritize: trade-specific requirement sets built around apartment vendors rather than construction trades, so contractors pollution liability with completed operations is the default for mold remediation and not something you configure. Named validation failures rather than a generic rejection, so a vendor gets told which field is wrong. Roughly 90% of certificate review automated, with the remaining tenth escalated rather than silently passed.
If you want bidding and contract management from the same vendor, that is a real reason to buy a suite. If vendor insurance compliance is the problem you are actually solving, a suite is buying five modules to get one.
A published price, in a category that quotes
$99 per vendor per year for coverage. NetVendor does not publish pricing, which is normal here and is still a difference when you are building a budget rather than scheduling three discovery calls.
Where NetVendor is the stronger answer
Three cases, stated plainly, because you will find them out anyway and a comparison that hides them is not worth reading.
You run Yardi, RealPage, Entrata, AppFolio, or MRI. NetVendor integrates with all five. We integrate with ResMan. This one is disqualifying rather than a trade-off, and if it applies, stop here.
Network reach is the value you are buying. They publish 275,000 or more credentialed vendors and roughly 5 million units. Ours is smaller. If your purchase rationale is that a vendor you want to hire is probably already credentialed, they have more of them.
You operate outside conventional and affordable multifamily. They cover self-storage, military, senior living, and student housing. Our depth is conventional and affordable.
Who should choose which
Choose IDCore if you run ResMan, a meaningful share of your vendors show up uninsured or underinsured, the days lost fixing that are a cost you can feel, and you want a published per-vendor price.
Choose NetVendor if your PMS is one of the five above, you want a procurement suite rather than a compliance product, or you operate asset classes we do not cover.
Four numbers, each with its basis
283 hours and about $8,490 in administrative cost recovered per year, from ResProp's own program, measured against their prior manual process.
Roughly 10 days faster to get a vendor cleared for work.
Roughly 90% of certificate review automated. The rest is handwritten certificates, unusual carrier formats, and description-box language that needs a person. Be skeptical of anyone claiming 100%.
$375 million or more in vendor risk screened. This is a modeled exposure figure rather than claims paid: non-compliant vendor count times an incident probability times a default liability per incident. Directional, not actuarial. We label it every time, because unlabeled versions of this number are why buyers here discount everything they read.
What we do not do
No Yardi, RealPage, Entrata, AppFolio, or MRI integration. No project bidding, contract management, or sourcing marketplace. No carrier-direct real-time policy verification. No IRS TIN matching, EMR bureau lookup, or sanctions and debarment screening.
If two or more of those are requirements rather than preferences, a demo wastes your time and ours.
Back to the number
Count last quarter's failed vendors and the days each took to clear.
If it was almost none and two days, buy on PMS fit and network size. If it was a third of them and nine days, that is the gap this closes, and it is the one nobody else in the category closes first-party.
What was your number?

A TrustLayer alternative: finding the gap is the easy half
Verification tells you a vendor is uninsured. IDCore gets them insured in the same session, in 49 states, at a published price. Those are different products.

A myCOI alternative: compliance software built for apartments, not job sites
myCOI, now illumend, is strongest in construction. Multifamily compliance is a long tail of small recurring vendors, and it needs a different product.

Your COI was rejected. Here is how to read the rejection and fix it.
Five rejection reasons cover almost everything, and four of the five are a one-day fix with your agent. Here is what each one means and exactly what to ask for.
