Workers compensation

Active coverage at statutory limits for your state, plus employer liability limits. If you are exempt as a sole proprietor, say so up front rather than leaving it blank.

W-9 and business info

EIN or SSN, tax classification, business license. Nobody can pay you before this exists, so it is worth sending before you are asked twice.

Why does my certificate keep getting rejected?
In order of frequency: the additional insured endorsement is missing or covers only ongoing operations, the named insured does not exactly match the entity on the contract, the policy expires before the work would finish, or primary and non-contributory wording is absent. All four are fixable by your agent in a day.
Do I have to upload documents for every property manager separately?
